Marketing Your HomePrior To The Listing
1. Prepare a comparative market analysis (CMA) for your home including recent sales and
current competition in your area to determine the listing price.
2. Prepare an estimated cost sheet to enable you to see ALLof the costs involved in selling your home and to establish your net from the sale. 3. Provide a complete overview of all the listing options we offer along with the associated fees. 4. Prepare listing agreement. 5. Verify all information provided in tax records 6. Tour the home and make a list of all the features, improvements, and room measurements. 7. Provide suggestions verbally and in writing to seller as to how to prepare the home for sale and showings. 8. Review and Provide "Performance Guarantee" and Performance "Scorecard"
During The Listing Period
1st day:
(a) Enter property into Multiple Listing Service to show immediate availability to over 15,000 real estate agents Valleywide; (b) Install lockbox when applicable, with seller's approval, for easy showings by agents; (c) Take pictures of home for entry into internet sites, including, Realtor.com, Homes.com, CyberHomes.com, as well as our virtual tour for all properties and our own personal web sites (NOTE: some of these sites will include your listing only if your are listed on the Multiple Listing Service (MLS); (d) Check our extensive database of QUALIFIED buyers to see which ones are currently looking for a home like yours and contact them. Within 2 days of listing: (a) Provide John Hall & Associates "For Sale" sign with sign riders and information tube; (b) Design custom flyers for inside the home and to keep the information tube full; (c) Install "Talking House" transmitter with 3 minute overview of the property and yard sign to enable drivebys to hear information on your home 24 hours a day through their car radios; or provide a toll-free number for potential buyers to call to get more extensive recorded information on the property, whichever we determine to be most beneficial (d) Prepare "Know The Neighborhood" home book, customized to your particular neighborhood providing information to prospective buyers (demographics, school info, etc.). Throughout entire listing period:
(a) Advertising in the Arizona Republic as well as Home Buying Choices magazine;
(b) Open houses (we sell many of our listings through open houses. Forget what the other agents say!) If it is convenient for you, or the property is vacant, we prefer to do at least 3 per month, with Sunday open houses advertised. (c) Check for any new listings and sales in your area and analyze what implications there may be that may affect the price of your home; (d) Follow up with all agents who have shown your home to get immediate feedback; (e) Update you at least once a week regarding all inquiries and status; (f) Continued Generic advertising to find more qualified buyers through lead generation ads. During The Purchase Contract Period1. Negotiate on your behalf in order to get you the best possible price and terms. 2. Justify the offer price with market comparisons and other market factors. 3. Prepare updated estimated cost sheet to determine your net proceeds based on each offer. 4. Verify qualifications of buyer. 5. Deliver executed contract to the escrow company and the mortgage company. 6. Provide all documents for compliance with federal, state, and local real estate requirements. 7. Attend all inspections, and make sure they are done within the time frames stated in the contract. 8. Track closing process every step of the way, making sure the escrow and mortgage companies are performing in a timely manner. 9. Attend signing/closing to answer any questions you may have. 10. Deliver your proceeds directly to you or have the Title Company Wire Transfer your proceeds to your designated account.
